How to prepare your property to sell at the best price
By Tanya Díaz · October 26, 2026 · 4 min read A property sells at the best price when it enters the market with the correct price, well presented and with its paperwork in order from day one. All three things weigh equally; failing in one costs time and money.
Before publishing
- Get your documents up to date. Have on hand the Certificate of Title, blueprints, the maintenance receipt if it is a condominium, and proof of no Real Estate Heritage Tax (IPI) debt. According to DGII General Rule 03-2024, a property with IPI debts cannot be discharged in the seller's name. A well-advised buyer will ask for this.
- Set a price based on comparable sales, not wishes. What it cost, what you invested or what the neighbor is asking does not set the price. It is set by what real buyers pay today for similar properties in your area.
- Make the small noticeable repairs. Paint, leaks, doors that don't close, burned-out light fixtures. The buyer subtracts from the price much more than those repairs cost.
- Declutter and neutralize. Fewer furniture pieces, fewer personal items, more light. The buyer needs to imagine living there, not visiting your home.
Upon entering the market
- Invest in professional photography. It is the first thing the buyer sees and, often, what decides whether they schedule a visit.
- Prepare a complete and honest sheet. Footage, layout, parking spaces, maintenance fee, year of construction. Clear data attracts serious buyers and filters out the curious.
- Be available for visits. A property that is difficult to show sells more slowly.
Upon closing
- Process the property discharge. The same rule establishes that the discharge before the DGII is requested by the transferor, never the buyer. Until it is done, the IPI continues to be charged to you as the registered owner.
- Consult the capital gains tax. If the sale generates a profit, it is calculated according to article 289 of the Tax Code. Your accountant will tell you what corresponds to you.
My advice: the initial price is the most important decision of the entire sale. An overpriced property that spends months on the market ends up selling for less than what would have been obtained with a fair price from the beginning.
